We are open Monday through Friday 9:00 am to 3:00 pm, and Saturdays by appointment only. The fifth (5th) of every month we will stay open until 5:00 pm to collect rent. (Unless it is a weekend) We TRY to take lunch between 12:30 and 1:30
We will be closed New Year's Day, President’s Day, Good Friday (Close at noon), Memorial Day, July 4th, Labor Day, Veterans Day, Thanksgiving and the Friday after, the third week in June, and Christmas week.
We do have a 24 hour emergency phone number which we can be reached at for any after hour emergencies.
How much are your management fees and what services do they include?
Our management fees are 10% of rents collected. If your property is vacant, we do not collect a management fee. If your tenant is late; we do not collect a management fee UNTIL they pay; therefore we make sure we collect rent. If you have multiple units you are considering having us manage, our management fees can be negotiated. What is the term of the management agreement?
The term is one year.
I've managed my property in the past, but have trouble finding qualified applicants. can you help?
For owners who feel they can handle the day-to-day management of their property, but need help finding and screening qualified applicants, we can help. We will advertise in house and online, we can show the house, take the application, run our normal credit checks, income/employment verification, and rental histories on all prospective tenants. Upon your approval we will draw up the rental agreement based on the terms you specify and all other legally required documents. We will collect the first month's rent and the security deposit and provide the key to the tenant. After forwarding the monies and paperwork, we are out of the picture from that point on and you take over managing the property.
How often do you inspect properties inside and out?
We conduct drive-bys on all of our properties. These drive-bys allow us to evaluate the outside condition of the property; check for missing shingles, overgrown trees, overall yard condition, junk/garbage in the yard, etc. If we see anything that needs attention, letters are sent out the following day notifying the tenants of our findings and the need for them to be remedied immediately.
Twice a year we conduct "Smoke Detector Checks", which allows us access to the inside of the property. Not only do we check/replace the batteries, we also examine the inside and look for any damage or anything else that should be brought to the owners attention.
How do you screen applicants?
We perform stringent and thorough checks on all potential applicants. We run credit checks, we call current and former employers, we call current and past landlords, and we call personal references.
Do you charge pet deposits?
Allowing pets at your rental property is completely up to you. There are pros and cons of both situations. If you decided to allow pets at your property; we charge $500 per dog and $200 per cat; however you can charge more if you feel it is necessary.
The following breeds of dogs are the breeds we will do not allow. Most homeowners insurance companies will cancel homeowner policies if these breeds are on the premises: Akita, Chow, Doberman Pinscher, German Shepherd, Rottweiler, Wolf Hybrid, and Pit Bull breeds including, but not limited to: American Staffordshire Terrier, Pit Bull Terrier, Staffordshire Bull Terrier, English Bull Terrier, and Presa Canario.
How do you pay bills for the property?
We ask that a minimum of $100 per property be keep and maintained in your account, so that smaller bills; service calls, yard maintenance, pest control, can be paid promptly. For invoices larger than $100, once rent has been paid we pay all current and payable bills and forward you the remaining balance.
For more extensive repairs; new fences, new carpet, etc., we ask that money be paid up front. After work has been completed, and we have inspected and are satisfied with the job, we can then pay for the job in full without making our handymen, cleaning women, etc., wait.
And of course, every bill we pay, you will receive copies of with your monthly statement.
Do you have cleaning services or handymen on call?
We routinely employ cleaning companies, handymen, plumbers, yard maintenance companies, flooring companies, painters, etc; who have done reliable and quality work for us in the past.
