Here are just a few of the many services we offer our property owners:

· Photograph and advertise the property: On our website, on Craigslist, in house, and flyers outside our office. ALL FOR FREE!
· Take and screen rental applications: credit report, reference check, present landlord, past landlord, job stability.
· Deliver mandatory disclosures (lead paint, Megen’s Law, etc).
· Conduct thorough and detailed move in and move out inspections.
· Perform drive by inspections, checking for any garbage in the yard, yard condition, and overall outside house condition.
· Inspect vacant properties frequently, to lower risk of vandalism.
· Determine necessity and order and supervise repairs. Anything over $100 owner will be contacted for direction.
· Send checks by mail or deposit in bank of choice.
· Payment of mortgage, taxes, repair bills, etc.
· Monthly statement and year end statement showing all distributions and income.
· Semi-annual smoke detector battery replacement and visual inspection of the interior of the property.
· Plus much, much more!

We understand that money matters, so here is a breakdown:

· NO placement fees! NO fees per application processed! NO showing fees! NO vacancy fees! NO direct deposit fees! NO bill pay fees!
· We only charge 10% per month for management fees, and reduced rates for multiple units
· NO management fee until rent is collected!
· If rent has not been received by the 5th of each month, a minimum of $25 or 6% of rent will be charged as a late fee.
· One-time placements also available to those wishing to manage their own property.
