When you took over management of our three rental houses, the renter at one of the houses had not paid for months. “It has been our privilege to retain and work with Ray Johnson of Northern California Property Management. Local management was essential because we live in Sacramento, 140 miles away.

Initially the Johnsons’ responsibilities included collection of rent for tenants who had been in occupation of the Red Bluff property prior to our assumption of ownership. When those tenants were delinquent in their payment of rent Mr. Johnson was in immediate communication with them as to compliance, and with us as to status. When the tenants permitted the property to become derelict by leaving vehicles, auto parts, and other trash in the yard, the Johnsons diplomatically and successfully requested that the premises be properly maintained. When the tenants later refused to keep the property in an acceptable fashion and were in arrears on the rent. Mr. Johnson successfully conveyed our termination of the tenancy, without the need for eviction proceedings.

When the tenants had departed, at our request the Johnsons performed an inspection of the property and meticulously documented the damage. They obtained bids and estimates for necessary repairs, and served as liaison for our insurance adjusters. Their attention to detail and communication with us to the work to be performed has been consistent and reliable.
